"I decided to use UPAD agency to help me find a tenant as quickly as possibe after my previous tenant moved out. With their help I had a new tenant in 6 days! The service I paid for meant that my flat was advertised on all the main websites for renting accommodation. I was given good advice on how to write the advert and which photos are best to use as a lead picture to get as much interest as possible. The agency then managed the calls by emailing and texting me as soon as someone requested a viewing (the same day it went online). "Upad. NLA Discount - now you tell me!"

I'm at the end of the process of using Upad. I had a ridiculously high response to my ad of a 2 bed in Beddington and the ad was removed by Upad after 50+ responses. It was let incredibly quickly considering it was advertised on Christmas eve. Tenant moved in on 4th January. There is no screening process of tenants so you still have to ask the usual questions and filter out the time wasters. Overall I'm pleased. The referencing and documentation was done remarkably quickly. The tenant paid promptly and the deposit was registered immediately. All I await now is the rent to be transferred to me by Upad.

I would definately use them again.

They use legal4landlords to reference for them. I have a rent protect policy with L4L running from my previous tenant which is transferable. L4L contacted me regarding taking out a new one. They could improve by making the link with existing policies and new tenants or they should at least ask. As it stands I am ringing and emailing to get the transfer acknowledged.

I've been an NLA member for some time - but only just discovered I was entitled to a discount. Wish Upad had asked!

Tried to advertise a property but had a question. They do not answer the phone and they do not call back.
üpad contacted me earlier this year and offered to prove their worth. They were extremely attentive and went out of their way to be helpful. But there was a very poor response and üpad's solution was to get me to pay for a premium listing and suggested my asking rent was too high. None of the very small number of enquiries was suitable and I let both flats myself without lowering the rent.

I have just tried advertising again and had a very poor response. One made an offer but refused to allow me to seek a landlord reference.

In summary extremely helpful but the quantity and quality of responses were poor. I am unlikely to use them again.

Five stars are almost not enough for my verdict on Upad's service.

In terms of what they offer, it is a straightforward way for landlords to advertise their properties through the online lettings portals such as RightMove, PrimeLocation, FindaProperty(Zoopla) for an extremely reasonable rate, particularly with the NLA discount.

My experience of using the service has been quite superb, with normally at least five or six potential tenants popping up within an hour of going live.

On top of that the staff at Upad are always extremely helpful and very friendly. They are very proactive and check every ad before it goes online, recommending changes if they think they will help.

All in all I cannot recommend Upad more strongly - they have helped me immensely and I can't imagine going back to finding tenants in the slow and laborious old-fashioned way that one was forced to use previously.

Very pleased indeed with the Upad service. I have used it twice now. On the first occassion I had a tenant on the first day on the second occassion it took 4 days. Their staff are very professional and the process is well automated, just requiring the click on a link to request references and preparation of a tenancy agreement. On top of that it is excellent value for money. Just wish I had discovered Upad sooner instead of using our local high street letting agent for so long.

Brilliant service - use it regularly. Staff are really helpful and it's a quicker cheaper option to using local letting agents.

I used Upad for the first time in May 2011 and found them very efficient. I received some 12 enquiries and had a good choice of tenants. The enquiries were passed to me very quickly both by email and text and the telephone call from the prospective tenant usually arrived at the same time as the text. I am using them again and hoping for a similar result especially as their charge has increased substancially, but for the service I received it was still fair!

We have been using upad for some time now and found it to be far better than relying on the local property press which we don't use any more.The last property we advertised brought in excess of a dozen enquiries and resulted in a new tenant. I would recommend them to any landlord.

I used this website to advertise a property in May 2011. I found it easy to use. I received some useful phone calls with advice for making my property look more attractive. I only had 3 people contact me for a viewing but that may be a reflection of the lettings market. One of the viewings resulted in a tenancy, so it did the job and I would use this site again.
