I have given my long troublesome HB tenant a section 21 with 2 months and two weeks notice, it expires on 30/11/17. The council has told them to sit tight and wait for the bailiffs,They have advised me that they intend to wait till bailiffs arrive.

My question is ....This house is well below the current rent market value for other houses in the near area, as the current AST expires on 30/11/17, can I increase the rent to a more realistic value as from 1/12/17, even though I will not be renewing the lease?

It is a big four bedroom semi detached house with garage current monthly rent £620.00/month
all the other houses on the estate are rented for £750.00 + / month with No garage

Has anyone else had this situation?
