Just wondering what, if any clauses HMO landlords have with regards to guests in their HMOs in their ASTs. I want my tenants to feel able to have a guest now and again but without it becoming a regular thing that might prove a nuisance for the other tenants and costly to me.

We don't have HMOs but in our ASTs we have a clause that says a tenant can have someone to stay for up to 2 (sometimes 3) weeks and after that the 'guest' will be deemed an unlawful sub-tenant. You can add a 'tailor made' clause at the end of the NLA form and put in anything you like (reasonable!) about causing nuisance etc.
